Condo Software
Condo software has some very specific needs for the condo manager. Usually condos are managed buy an owners association who appoint a manager to mange all aspects of the condominium operation.
One of the most important aspects is the management of the Condo software for reservations.
Depending on how the condominiums have been sold and how they are managed, will determine the features needed by the condo manager, such as:
Owners – are the condos owned by one owner outright or are the condos sold by the week and have multiple owners?
Do the owners stay in their weeks for free and does the condo manager rent the weeks on the owners behalf when they are not staying in their condominium? If the condo is rented on behalf of the owner, does the manager share the revenue with the condo owner? If the answer is yes, then how much is shared?
As you can see this can get complex and must be tracked with a good condo system.
Remembering the weeks that are booked by owners is also important, to avoid the condo management staff imputing hundreds of reservations each year for owners who have purchased specific weeks for years ahead.
Some condo management committees also insist on “equitable rotation” of renting condos. This can get very complicated as there are numerous methods for calculating equitable rotation, which often varies between organizations.
Added to this are many other variables such as:
Maintenance charges for the upkeep of the condominium. These vary greatly and need to be tracked easily in the software. They are often charged monthly, quarterly or yearly. They are added to an owners account in the condo software and statements are printed and sent to the owners for payment.
Other incidental charges may need to be added also for repairs and other maintenance work not covered in the agreement.
